Real Property Management of the Triad Rental Application Disclosure

APPLICATION FEE, FALSIFIED AND/OR INCOMPLETE APPLICATION INFORMATION:
There is a required $75.00, NON-REFUNDABLE electronic application fee per adult applicant (18+ age). This must accompany the completed application. Incomplete applications or applications submitted without the proper application fee(s) will not be considered and will not be refunded. Any inaccurate and/or incomplete information are grounds for rejection of an application and loss of application fee and basis for termination of the lease if subsequently discovered. Information cannot be edited after submission.
CREDIT HISTORY GUIDELINES:
Credit score(s) of 620 or above are required to meet our standard guidelines. Applicant(s) not meeting our standard guidelines may receive a conditional offer with score(s) in the range of 540 to 619 or those with no scores. These may require a higher security deposit and/or participation in our RPM Credit Cooperation Program with an additional monthly amount due concurrently with monthly rent payments. Non-US Citizens without social security numbers are subject alternate tenant screening documentation.
Applicant(s) must have a monthly combined gross income of at least three and a half (3.5) times the total monthly rental rate. Incomes must be local to this area of NC or have proof of remote status. Incomes must be cross-verifiable in writing using, payroll link, bank link and/or recent pay stubs and deposit records. Additional documents may also be requested. Self-employed applicants will be required to produce two years of signed tax filings, and recent bank statements. We reserve the right to require a higher security deposit for incomes between 3.00 to 3.49 times the monthly rental rate that also meet all other approval criteria.
PRIOR RENTAL HISTORY:
Rental history must be rated satisfactory or better with previous landlord(s), with no record of eviction judgements or 3 or more dismissed eviction filings within the past 36 months. We reserve the right to require a higher security deposit and/or decline for those with non-satisfactory rental history. Any current or past outstanding debt to a previous landlord and/or civil suit, judgement, forcible detainer filed from a previous landlord against applicant, can result in application being denied.
Valid unexpired government issued photo ID documentation is required for those age 18+ (i.e.: Government issued Driver’s License/Identification Cards, US passport, US VISA, Military ID) You must provide a copy with application.
Any history of bankruptcies, especially open and/or pending, may result in application denial.
Guarantors can only cover one category of weakness on an application: either insufficient income, or no rental history. Credit score of the tenant will still be factored into the application. Guarantors must have a minimum credit score of 620, at least 3.5 times the rent in verifiable monthly gross income, and below a 45% Debt to Income ratio.
A minimum of 60 months without felony convictions is required. RPM reserves the right to refuse leasing based on any excessive criminal history or convictions relating to banned substances, fraud, or violent crimes.
Not all RPM properties allow pets. Apart from documented medically necessary Assistance Animals, properties allowing pets can have a maximum of two (2) permitted and are subject to additional $40.00 per month / per pet in addition to base advertised rent. This additional amount will be added and will not be modified in the initial lease term for any reason. A photo of the pet must be submitted to RPM prior to your application being approved. No aggressive breeds or exotic animals are permitted such as Pit Bull, American Bulldog/Bully, Rottweiler, German Shepherd, Doberman, Chow, and/or any mix breeds, lineage and/or variations of these. RPM uses an outside screening service that may charge an additional application screening charge for each pet. All pets must be disclosed on the application and will be considered in the review of the application. No pets other than those disclosed on the application may be kept on the property.
RENTERS INSURANCE (HO-4 POLICY):
RPM requires tenants to obtain and maintain a renter’s insurance policy throughout the term of the tenancy. Evidence of insurance coverage is required at move-in and upon request with RPM being named additional interested party. The policy shall provide coverage for bodily injury and property damage for which tenant may be liable in the amount of $300,000.00. RPM reserves the right to have a forced placed tenant liability insurance placed at prevailing premiums and/or administrative charges for non-compliance.
ACCEPTANCE OF PROPERTY AND MULTIPLE APPLICANTS FOR SAME PROPERTY:
The property must be accepted in “AS IS” condition unless written exceptions are approved. All verbal representations are non-binding. In the event that RPM approves two or more unrelated applications for the same property, the applicant understands that the manager may select the applicant desiring the property in “AS IS” condition over another applicant requesting maintenance or repairs. In the event the manager approves two or more unrelated applications for the same property and ALL terms of the potential lease are equal (e.g. rental amount, move-in date, lease term, etc.), the first completed application submitted will be selected to initiate the lease and additional approved applicants will be in a back-up status. PROPERTY RENTAL INFORMATION ON INTERNET / WEBSITE:
All information regarding the advertised property or terms such as but not limited to (bedroom count, bathroom count, square footage, rental rates, appliances provided, utilities included, or lawn maintenance, availability) is deemed reliable but is not guaranteed. Applicant shall verify all information prior to execution of the lease with RPM. When applying for a property you will have to commence the lease within 2 weeks of being approved. If the property is not available within 2 weeks, then the lease will commence on the date it is first available.
LEASE PREPARATION TERMS AND FEES:
All initial move-in funds (e.g., deposits, rent, fees) must be paid by certified funds which is defined as: cashier’s check or money order payable to “Real Property Management of the Triad” or electronically via ACH or debit/credit card using our Obligo platform. Payments made with debit/credit card could be subject to additional fees and cashier’s checks and money orders typically have a charge associated with them by the issuer. Cash is not accepted at our offices. If you are the approved tenant candidate, in addition to your security deposit, there is a non-refundable lease administration fee to cover the cost of preparing your lease, move-in inspection, and keys in the amount of $250.00 for properties advertised for rent under $1,000 monthly rent, $300.00 for monthly rent equal to or above $1,000. RPM also charges a $25.00 per month for the Resident Services Package to be paid in addition to the rent due and payable at the same time as rent monthly. This fee may be higher for applicants with credit scores below standard approval. This includes online portal, phone app, maintenance communication center, emergency maintenance line, utility concierge program, lease renewal processing, credit reporting, move in & move out property condition reviews, online email support, and rental/mortgage verifications, and more. This fee could be more if you opt-in to our credit cooperation program available for applicants with credit scores below 620. Please note that the advertised monthly rental price is for our no-charge electronic check ACH payments made through our online e-payment system accessible on our website.

RPM leasing consultants are not authorized to negotiate on behalf of RPM and any verbal representations are non-binding. Once your application is submitted to RPM, the approval/denial process will be handled by RPM staff.
